Assets in Financio let you track valuable possessions like property, vehicles, artwork, and jewellery. Unlike bank accounts, assets don't have transactions—instead, you update their value over time to reflect appreciation or depreciation.
What Counts as an Asset?
Assets are things you own that have significant value:
- Property: Houses, apartments, land, investment properties
- Vehicles: Cars, motorcycles, boats, caravans
- Art: Paintings, sculptures, collectibles
- Jewellery: Watches, rings, necklaces, precious stones
- Other: Anything else of value you want to track
Adding an Asset

Go to the Accounts page and click Add Account.

Select Asset from the account type options.

Choose the asset type (Property, Vehicle, Art, Jewellery, or Other).

Fill in the details:
- Asset Name: A descriptive name (e.g., "123 Smith Street" or "2022 Toyota Camry")
- Description: Optional notes about the asset
- Image: Upload a photo or use the default placeholder
- Initial Value: What the asset was worth when you started tracking
- Date of Initial Value: When that valuation was accurate

Click Save to create the asset.

Asset Types
Property
Track real estate including your home, investment properties, or land.
Tip: Link your property to a home loan to track equity and loan-to-value ratio (LVR).
Vehicle
Track cars, motorcycles, boats, and other vehicles.
Tip: Link your vehicle to a car loan to see how much equity you have in the vehicle.
Art
Track paintings, sculptures, antiques, and collectibles.
Jewellery
Track watches, rings, necklaces, and other precious items.
Other
For anything that doesn't fit the other categories—cryptocurrency hardware wallets, musical instruments, or other valuables.
Custom Type
When you select "Other", you can enter a custom asset type to describe what you're tracking.
Uploading an Image
Each asset can have a custom image to help you identify it:
- Click on the image placeholder when creating or editing an asset.
- Select an image file from your device.
- Supported formats: JPEG, PNG, WebP, GIF
- Maximum file size: 5MB
If you don't upload an image, Financio uses a default placeholder based on the asset type.
Linking Assets to Loans
For property and vehicles, you can link the asset to its associated loan. This connection helps you:
- Track how much equity you have in the asset
- See the loan-to-value ratio (LVR) at a glance
- Understand your true net position
Linking During Creation
When you add a new home loan or car loan, Financio will ask if you want to link it to an existing property or vehicle.
Linking Existing Assets and Loans
If you've already created both the asset and the loan:
- Open the loan (not the asset)
- Click Edit
- Use the "Linked Property" or "Linked Vehicle" section
- Select the asset to link
One-to-One Links
Each asset can only be linked to one loan, and each loan can only be linked to one asset.
Viewing Your Asset
When you open an asset, you'll see:
- Current Value displayed prominently in the header
- Performance Chart showing value changes over time
- Value History table listing all recorded valuations
- Linked Loan section (if applicable) showing equity and LVR
Performance Chart
The performance chart visualises your asset's value over time:
- Green line indicates overall appreciation (value increased)
- Red line indicates overall depreciation (value decreased)
- Hover over any point to see the exact value and date
Time Period Selection
Use the period buttons to view different timeframes:

The chart automatically calculates total gain/loss in both dollars and percentage for the selected period.
Adding Valuations
To record a new value for your asset:
- Open the asset from the Accounts page
- Click Update Value
- Select the valuation date
- Enter the new value
- Optionally add notes (e.g., "Market revaluation", "Insurance appraisal")
- Click Save
Regular Updates
For property, consider updating the value annually based on local sales data or professional valuations. For vehicles, check current market prices on car sales websites.
Growth Estimator
When adding a valuation at least one month after your last recorded value, Financio offers a growth estimator to calculate the new value automatically.
Using the Estimator
- Click Update Value to open the valuation form
- If enough time has passed, you'll see "Estimate based on annual growth"
- Click Show to expand the estimator
- Enter an annual growth rate (e.g.,
6for 6% growth, or-5for 5% depreciation) - The value field updates automatically using compound growth
How It's Calculated
The estimator uses compound annual growth:
New Value = Previous Value x (1 + rate)^years
For example, if your property was valued at $800,000 one year ago and you estimate 5% annual growth:
- New Value = $800,000 x 1.05 = $840,000
Intermediate Valuations
When the time span exceeds one year, Financio automatically creates intermediate valuations every 12 months. This provides a smoother growth curve on your chart rather than a single jump.
For example, if your last valuation was 3 years ago at $600,000 and you enter 6% growth:
- Year 1: $636,000 (auto-generated)
- Year 2: $674,160 (auto-generated)
- Year 3: $714,610 (your new valuation)
Intermediate Valuations
Auto-generated intermediate valuations are marked with a note explaining they were created using the growth estimator. You can edit or delete them later if needed.
Value History
The Value History table shows all recorded valuations for your asset, sorted by date (newest first):
- Date — When the valuation was recorded
- Value — The asset's value at that date
- Notes — Any notes you added
- Initial Value badge — Marks your first valuation (set when creating the asset)
Click any row to edit that valuation. Click the initial value row to edit the asset's starting value.
Editing Valuations
To edit a previously recorded valuation:
- Open the asset
- Click on the valuation row in the Value History table
- Update the date, value, or notes
- Click Update
To delete a valuation, click Delete in the edit panel.
Initial Value
The initial value (first valuation) cannot be deleted from the Value History. To change it, click on the row and edit the asset's opening balance instead.
Bulk Deleting Valuations
If you need to remove multiple valuations (e.g., to clean up auto-generated intermediate values):
- Open the asset
- Click Edit Multiple above the Value History table
- Select the valuations to delete (the initial value cannot be selected)
- Click Delete X Valuations
- Confirm the deletion
Net Worth Settings
Each asset has settings that control how it appears in reports:
Include in Net Worth
Toggle this on to include the asset in your net worth calculation. Turn it off to track the asset without affecting your overall net worth.
Include in Net Worth From
If you want the asset to only count from a specific date (e.g., when you actually received it), set this date. Otherwise, it counts from the opening balance date.
Show Balance
Toggle this off to hide the asset's value from the accounts list, while still including it in calculations.
Deleting an Asset
- Open the asset and click Edit
- Click Delete Asset
- Confirm the deletion
Permanent Action
Deleting an asset cannot be undone. If the asset is linked to a loan, the link will be removed but the loan will remain.
